When a valuer or a buyer's surveyor mentions knotweed, the lender will usually want a professional management plan before going further. It sets out where the stand is, how it will be treated and over what period, normally with a guarantee that passes to the next owner. Getting it in hand early keeps a St Helens sale moving.
Most lenders ask for the same things: where the stand is, how big it is, how it will be treated, how long that will take and who stands behind the guarantee. If the plan answers all five, the valuer can usually lift the condition on the loan. Missing any one tends to prompt another round of questions.
The best moment is before the property is listed, because the TA6 asks about knotweed and a plan can be attached straight away. Second best is as soon as a buyer's valuer flags it. Waiting until just before exchange risks a lender pause that can put the whole chain at risk.
The treatment continues under the plan, and the guarantee passes to the new owner. We keep the visit record so the buyer can see what has been done and what remains. Some buyers ask for a short handover note, and we provide one.
